Is SEO dead now with AI?
No. On October 15, 2026, buyers were still searching Google for custom builders by town: about 480 searches a month for “custom home builders austin” and about 50 for “custom home builders boerne tx,” according to Google’s own ad tool. What has changed is where the answer shows up. For the Boerne search, Google opened the page with an AI-written answer that named six builders, above the map listings. When we typed the same words into ChatGPT, it named its own list of builders and linked to the pages it used. So a builder now has two places to be found, Google and AI tools, and the two overlap without matching. In our checks, more than half of the Austin builders ChatGPT named were also on Google’s first page, yet the builders in Google’s top two map spots were missing from ChatGPT’s list entirely. SEO is not dead. It now has two scoreboards.
What did we actually check?
We took two real searches from our list of what buyers type, both measured for their town with Google’s ad tool: “custom home builders austin” and “custom home builders boerne tx.” We ran each one on Google, set to that town, and in ChatGPT with web search turned on. Then we compared which builders showed up in each place, and which pages ChatGPT linked to as its sources.
That is four checks on one day. AI answers can change from one ask to the next, so read this as a snapshot, not a rule. We are not naming the builders, because this is about the pattern, not about anyone’s company.
Do Google and ChatGPT name the same builders?
Partly.
- Austin: ChatGPT named 9 builders. 5 of them also appeared on Google’s first page for the same search, either in the map listings or the regular results. The two builders at the top of Google’s map listings were not on ChatGPT’s list.
- Boerne: ChatGPT named 9 builders. 3 of them also appeared on Google’s first page. Google’s own AI answer at the top of that page named 6 builders, and only 2 of those 6 were on ChatGPT’s list.
So ranking well on Google and being named by ChatGPT were related, but one did not guarantee the other. A builder could hold a top map spot and still be left out of the AI answer.
Where did ChatGPT get its answers?
This is the most useful part for a builder, because it shows which pages ChatGPT actually used.
- Austin: every link ChatGPT gave went to someone else’s site, not a builder’s own: Houzz, Angi, a local magazine’s best-builders list, and two websites that rank builders.
- Boerne: 9 of the 10 links went to builders’ own websites, and 4 of those 9 were pages written specifically about building in Boerne. The tenth was Angi.
In the bigger market, the sources were directories and best-of lists. In the smaller town, they were builders’ own pages, often a page about that exact town.
What should a custom builder do about it?
Here is what we do for the builders we work with, and why these checks back it up.
- Give every town you build in its own page. Four of the nine builder pages ChatGPT linked for Boerne were pages about Boerne. If you build in five towns, a buyer in each one should land on a page about building there, with real projects from that area.
- Claim and complete the profiles where buyers browse. Houzz and Angi were both sources in the Austin check. Fill them out with real project photos and accurate service areas. When you ask clients for reviews, ask for Google reviews only: one request, one link.
- Keep your Google Business Profile complete and current. Google’s AI answer for Boerne showed each builder’s star rating and review count right inside the answer, before a buyer ever clicked.
- Check yourself once a month. Search your main town on Google, then type the same words into ChatGPT, and write down who shows up. It takes about ten minutes, and it shows you exactly what a buyer sees.
What does not change?
The job site still wins the work. A good build, a happy client, and a referral are still how this business runs. What changed is the step in between: when that referral looks you up, they may now ask ChatGPT as well as Google. If you want the longer version of that, read does Google matter if you get your work by referral, or start with what GEO means for a custom home builder.
